You're right, there will be NATO guarantees for Free Ukraine to ensure russia doesn't violate a ceasefire.
It has to be sorted out in totality, including with wider security architecture affecting Moscow taken into account. This is when the conflict may stop and not a second before.
While I can't predict what Trump will do, no sane US president would give anything to Moscow.

Lviv could possibly serve as capital of a west Ukraine buffer-rump neutralist state. Very realistic idea as long as it is demilitarized and denazified.

No, Moscow is a UN security council member many times larger size/pop with the biggest arsenal, space program, global capable fleet, strategic bombers etc with defense commitments to other countries - so that is a completely unreasonable and unrealistic prospect.
Armenia knows how good russian security guarantees are so russia will not be missed from the international scene.
Kyiv isn't but will be permitted a border patrol/customs force with small arms. This is for their own safety. Once the new border is demarcated, they have nothing to worry about because NATO won't cross their border.
Once again, demands are made without the appropriate bodies in the bank account.

Ukraine is the traditional land invasion route into European Russia. It will never ever be NATO occupied, nor will Sevastopol have any offensive vessels drop anchor.

The little green men did exist and are responsible for the disgusting situation in occupied Ukraine.
Under the international agreement signed in the Hungarian capital 30 years ago, Ukraine agreed to give up its Soviet-era atomic weapons, which amounted to the world’s third-largest nuclear arsenal, in return for security guarantees from Russia, the United States and the United Kingdom.
This is only half of the story: Budapest Memorandum was violated by relentless NATO expansion towards the Russian Federation. Can't trash a memorandum by abusing the agreed security architecture and expect it to fly. The other part of the story is the 2014 coup all but invalidated the memorandum, as it's important to observe any theoretical agreement was with a decent, elected, neutral, legitimate, constitutional government (I.E. from 91 to early 2014).
The Budapest Memorandum says nothing about NATO or when treaties are invalidated at russian whims. Apologists will have to try harder with that one and the other three agreements violated by russia.
Also, Budapest was about non-proliferation, as Ukraine had a reputation for black market arms dealing (they controversially and illegally supplied cruise missiles to a certain country about 20 years back, in contravention of sanctions).
Ukraine has never been given the opportunity to do better than proliferator russia.

These are illegal invasion-war-of-aggression occupation troops there without a valid UN permit. That makes Russian actions in Ukraine perfectly legitimate.
